 Pros

  • Lowrise/Boutique - only 4 floors.
  • The exterior grounds are above average - sit on about 10 acres of green space
  • Good size Balconies (none on 2nd level except end units) - under construction 2021- 2023
  • Underground Parking spaces are well spaced (easy in and out)
  • Locked bike room subject to availability
  • Bus stop at the front entrance 
  • Heat Pumps - electric for heat and cool on the wall in LR and Primary Bedrm, LR pass-thru in 2BR units, 
  • Above average entrance Lounge with gas fireplace.
  • Above average amenities for Newmarket - sauna, tennis court, exercise, meet/party rm, workshop, kid's playground, 10-acre park-like grounds.
     

Cons

  • Nearby GO Train tracks - noise factor (most residents say they hardly notice it, especially from the west side)
  • Older building (1989)
  • Older suites - many updated; some partially upgraded.
  • No pets allowed (may be seen as a pro by some buyers).
  • No Lockers. Suites have above-average storage space, combined with Wash/Dryer.
  • No Smoking allowed in suites, including marijuana (a possible pro for some buyers).
  • TV cable and Internet are not inc in the condo fees.
  • Some suites are 50 -75+ steps to the nearest elevator. The building is spread out more than highrise condos
  • Greater than average walking distance to some units.
